Why do I have to pay an agent?
If you wish to rent a property through an agency, you will almost certainly have to pay a considerable fee to the agent. It can seem as if these fees are money for nothing, but it must be remembered that the agency staff need to be paid!
The main constituents of an agency fee would be a credit check (usually they have to pay an outside company to do this), the checking of references, obtaining of guarantors, producing a tenancy agreement, compiling an inventory, performing check-ins and check-outs and, of course, the staff time taken to show you around properties.
Unfortunately, these charges are driven by market forces - so although you do have the choice to use an agent with low fees, you are likely to find that all agents in a particular area charge broadly similar fees.
